Thomson Reserve vs Nearby Resale Condos: A Buyer Comparison

Return to Thomson Reserve: latest update, project facts and floor plans
Should buyers compare Thomson Reserve with nearby resale condos?
Yes. An established home can reveal the real unit, common areas and daily route today, while Thomson Reserve offers a new-home proposition with a future handover. Compare both against the household’s occupation deadline and total budget. A lower resale psf or a newer launch date alone does not settle the choice.
Begin with Thomson Reserve’s project page and a specific bedroom requirement. This guide provides a comparison framework; it does not publish unverified current resale prices or imply that every Thomson-area project is equally close to the site.
A sensible local reference: Thomson Three
Thomson Three is an established UOL development in the Thomson area. UOL’s published materials identify it as a 99-year project at Bright Hill Drive. That makes it a useful named starting point for a location-led resale search, subject to the exact unit, availability and budget.
For a wider tenure and housing-age contrast, UOL’s history also identifies Faber Gardens among its Thomson-area developments. Treat it as another candidate to investigate, rather than assuming an exact walking radius or a current asking price. Obtain the actual title, unit particulars and route for any shortlisted home. Resale comparison is strongest when it starts with live, suitable units instead of a long generic project list.
| Decision | Thomson Reserve | Completed resale home |
|---|---|---|
| Occupation | Expected vacant possession: 28 February 2031 in supplied factsheet; TOP not confirmed | Check actual completion and seller’s vacant-possession terms |
| What you can inspect | Plans, specifications and sales materials | Actual unit, estate condition and daily routes |
| Price evidence | Released quotations not verified for this review | Use dated matched transactions plus current unit quotation |
| Space comparison | 592–1,808 sqft planned range; examine balcony/lobby allocation | Read approved plan and usable room function |
| Work after purchase | Confirm delivered specifications and buyer’s fit-out needs | Price renovation and check condition and approved works |
| Holding costs | Estimated share-based maintenance; confirm final fees | Obtain actual maintenance and any relevant estate charges |
| School question | Exact address and registration conditions need verification | Exact resale address and registration conditions still need verification |
Match the unit before comparing psf
Use URA’s private residential transaction search and record the transaction date, property, area, floor range, sale type and price. Group reasonably similar homes rather than comparing a small low-floor unit with a large premium-facing home. A resale asking price is a negotiation signal; it is not a transaction.
Calculate total price and psf, then add the costs that do not appear in either figure. A S$2.0 million resale home with a S$100,000 assumed renovation budget has a S$2.1 million purchase-plus-renovation starting point before duties and other fees. This is arithmetic only, not a quote for any named property. The comparison must use actual allowances suited to the unit.
New-launch premium and the cost of waiting
A household that needs a home earlier may pay interim rent or carry another home while waiting. Record that cost separately. An illustrative S$3,000 monthly interim rent over 36 months totals S$108,000; neither the rent nor that duration is a forecast for your situation. A completed option may avoid some waiting cost while requiring renovation instead.
Sean’s view: assess the premium after condition, function, tenure and occupation timing are understood. Do not automatically treat older resale homes as poor alternatives. Equally, a new-home premium can be rational for a household that values the specific layout, verified connection and planned facilities and can comfortably wait.
Inspect lease, condition and estate costs
Check the title and lease commencement rather than assuming two 99-year projects have the same remaining lease. Inspect renovation needs, water-related defects, windows, air-conditioning and approved works with appropriate professionals. Obtain estate information on maintenance, upcoming works and relevant charges.
A large private-lift Thomson Reserve home and a resale four-bedroom apartment may serve different household patterns. Compare privacy, service routes, kitchen function and lift arrangements alongside total price. Larger size is useful only when it improves a function the buyer needs.
A decision that can be explained in one sentence
Write a sentence for each final option: “This unit costs this much in total, meets these daily needs, can be occupied at this time and has these unresolved risks.” If a launch option requires assumptions that the resale option does not, price those assumptions explicitly. If a resale unit requires substantial works, price those too.
Choose the unit whose benefits and costs you can substantiate. A claim that Thomson Reserve will necessarily outperform nearby resale condos is not supported by this review. The practical aim is a defensible housing decision, not a guaranteed return. Review Sean’s resale listings and request an address-specific shortlist.

Questions buyers ask
Which nearby resale project is a useful starting comparison?
Thomson Three at Bright Hill Drive is a named starting point from UOL’s published material. Match the actual unit, route and quotation; do not assume every listing is suitable.
How should buyers compare new-launch and resale prices?
Match area, floor range, tenure and transaction date, then compare total occupation costs including renovation and any interim housing.
Will Thomson Reserve outperform nearby resale condos?
That is not established. Compare the chosen units from current evidence rather than relying on a guaranteed-performance claim.
