Return to Thomson Reserve: latest update, project facts and floor plans
What is the Thomson Reserve price today?
A released unit-specific price list has not been verified for this review on 4 October 2026. There is no confirmed starting price or available unit quoted here. The main Thomson Reserve page contains an assumed-psf matrix, clearly labelled as an illustration. Use that matrix to understand sensitivity; do not use it as a sales offer.
This guide focuses on quotations and buyer budgets. The existing estimated land-basis analysis explores a different question. Land cost per square foot per plot ratio is not the selling psf of an apartment, and neither measure determines your bank valuation.
How much does a change in psf cost?
The useful calculation is area multiplied by the change in psf. The table below shows the price difference produced by a S$100 psf change, holding area constant. Every figure is arithmetic, not a forecast or quotation.
| Planned layout | Area | Difference for S$100 psf |
|---|---|---|
| 2-Bedroom | 592 sqft | S$59,200 |
| 2-Bedroom Premium | 678 sqft | S$67,800 |
| 2-Bedroom Premium + Study | 732 sqft | S$73,200 |
| 3-Bedroom Premium | 1,055 sqft | S$105,500 |
| 4-Bedroom Premium, private lift | 1,367 sqft | S$136,700 |
| 5-Bedroom Suite, private lift | 1,808 sqft | S$180,800 |
Price the extra space before choosing a study
Moving from 678 to 732 sqft adds 54 sqft, or about 8.0% area. At the same hypothetical S$2,700 psf, that adds S$145,800 to the apartment price. Moving from 732 to 775 sqft adds another 43 sqft, or S$116,100 at the same assumed rate. Those premiums exclude duties and financing costs and do not establish actual prices.
Sean’s analysis: buy the study for a use you can name and test on the plan, such as a workable desk and storage. If the household cannot use the added space comfortably, a larger label alone is a weak reason to increase the budget. Compare the actual quotations because different floors, collections and facings can change the arithmetic.
What price or psf would make Thomson Reserve attractive?
There is no evidence-based universal buy-below psf before released quotations and matched resale transactions are available. My decision rule is to set a household ceiling first, then justify the new-launch premium with specific benefits that matter to the buyer. MRT connectivity, a functional layout and preferred facilities can justify a premium for some households; they do not justify any price.
For a selected type, record a recent matched resale range, renovation allowance, interim housing cost, financing cost and the additional amount you are willing to pay for the new home. Divide the resulting maximum apartment price by its stated area to get your personal psf ceiling. Keep stamp duties and other acquisition costs within the overall budget; a price ceiling is not a bank approval.
Illustration only: a S$2.0 million apartment-price ceiling divided by 732 sqft is about S$2,732 psf. That number comes from the assumed ceiling, not a market valuation. Change the ceiling or layout and the answer changes. Use the existing affordability calculator to test loan, cash and CPF requirements.
Compare transactions rather than asking-price headlines
Use URA’s private residential transaction search for dated evidence. Match area, floor range, tenure, transaction type and period; do not compare one premium stack with a project-wide average. Record the sample size and any adjustment you make. A resale asking price is useful for negotiation context but is not a completed transaction.
For every quotation, save the exact unit, date, floor, facing, area, total price, psf, incentives and source. Ask whether the quote remains valid and whether the unit is still available. Evaluate two or three alternatives before treating a headline launch discount as a bargain.
The four figures to settle before booking
First, the released price for the exact home. Second, the cash and CPF required at each payment stage. Third, the recurring mortgage and maintenance cost. Fourth, the cost of waiting for handover, including any interim rent. Resolve these figures together rather than choosing the lowest displayed psf.

Questions buyers ask
Are Thomson Reserve launch prices verified?
No released unit-specific price list was verified for the 4 October 2026 review. Assumed-psf figures are illustrations, not current offers.
What psf would make Thomson Reserve attractive?
There is no universal verified target. Set a household price ceiling, compare matched resale evidence and justify any new-home premium with useful features and total costs.
Does a lower psf mean a cheaper home?
No. Compare total price as well as psf, area and function; a larger home can have a lower psf and still require more capital.
