Return to Thomson Reserve: latest update, project facts and floor plans

Is Thomson Reserve better for own stay or investment?

Sean’s current view is that the own-stay case is easier to explain: a household can assess MRT connectivity, layout, facilities and neighbourhood use directly. The investment case remains conditional on released entry prices, credible rental comparisons and holding costs. This does not mean every family should buy or that every investor should avoid it.

Start with the Thomson Reserve project facts and a written household brief. A buyer requiring occupation before the expected 2031 handover milestone has a different problem from a patient upgrader. A buyer funding a rental investment also needs a different calculation from a family paying for daily convenience.

The 56.5% two-bedroom concentration matters

The planned mix contains 100 basic two-bedroom homes, 416 Premium homes, 120 Premium + Study homes at 732 sqft and 80 at 775 sqft. That is 716 of 1,268 homes, or 56.5% rounded to one decimal place. This is a supply concentration, not a prediction of how many will be rented or sold at once.

My interpretation: a common two-bedroom layout may compete with many recognisable alternatives within the same development. The selected stack therefore needs a clear reason to be preferred, such as a usable layout, suitable position or competitive entry price. Buying the lowest quantum alone is not a complete exit strategy. An 8.0% area increase from 678 to 732 sqft only earns its premium if the study adds useful function.

Larger-home scarcity creates a different proposition

There are 28 five-bedroom Suites, about 2.2% of the project. The identified private-lift four- and five-bedroom categories total 112 homes, about 8.8%. That lower allocation may distinguish these homes from the broad two-bedroom pool.

My interpretation: such homes may be more relevant to larger own-stay households seeking privacy and room count. Scarcity does not create guaranteed resale demand or a safe premium. The total quantum, competing larger homes and affordability of the eventual buyer still determine how persuasive the proposition is.

Own-stay: pay for benefits the household will use

Shortlist a layout using actual furniture, kitchen use, storage and work needs. Assess the tower-to-MRT route and the common spaces you would use weekly. Private lift, a study or a higher floor should solve a specific need rather than merely sound more exclusive.

The factsheet estimates maintenance at S$390, S$455 or S$520 per month by share category. At those assumptions, the annual amounts are S$4,680, S$5,460 and S$6,240. Confirm the selected unit’s tier and final charge. The S$65 monthly difference between six and seven shares is S$780 a year; it belongs in the decision alongside the extra purchase quantum.

Investment: model the rent and costs separately

No Thomson Reserve rental yield or appreciation forecast is verified here. Obtain dated rental evidence for comparable completed homes, then model gross rent, vacancies, maintenance, property tax, repairs, management and financing separately. A gross yield is not net cash flow.

Illustration only: assumed monthly rent of S$5,000 and an assumed S$2.0 million purchase price give a 3.0% gross annual yield. Deducting only a hypothetical S$390 monthly maintenance fee reduces the arithmetic return before all other costs to about 2.77%. Those inputs are not Thomson Reserve rent or price forecasts. Do not replace missing evidence with this illustration.

Stress-test a lower rent, vacancy period and financing change. Check whether the household can hold the property without relying on immediate rental income during construction. For the broad two-bedroom pool, compare competing layouts and completion supply rather than assuming MRT access automatically creates a tenant at the target rent.

How much premium is acceptable?

Compare a released unit quotation with matched resale evidence, then separate the premium for new condition and desired features from the cost of waiting. A larger home with a lower psf can still demand much more capital. Use an apartment-price ceiling and total acquisition budget together.

My preference is to pass on a unit when the numbers require an optimistic rent, exceptional resale gain or an unverified school outcome to work. A more attractive entry is one that remains manageable under conservative assumptions and has a clear, useful advantage over the alternatives. Run the existing affordability calculator before increasing the shortlist budget.

The balanced verdict

Own stay: worth studying for households who want the Upper Thomson setting, can wait and find an appropriate layout within budget. Investment: worth considering only after released prices and rental evidence support the costs. Pros include the verified MRT connection, layout range and planned facilities. Watch-outs include two-bedroom concentration, high larger-home quantum, unverified launch pricing and construction timing.

Questions buyers ask

Is Thomson Reserve good for own stay?

It is worth studying if the household values Upper Thomson, can wait for handover and finds a suitable layout within budget. Resolve school and timing questions separately.

Is Thomson Reserve good for investment?

The investment case is conditional on released entry prices, credible rental comparisons and holding costs. No yield or appreciation forecast is verified here.

Why does the 56.5% two-bedroom share matter?

It identifies many potentially comparable layouts in the development. This can be relevant to future competition, but does not predict simultaneous listings or vacancy.
