Wynwood Grand Review 2026: Is This Woodlands South MRT EC Worth Waiting For?

Wynwood Grand: the quick verdict

Wynwood Grand is one of the strongest transport-led executive condominium stories in the upcoming northern pipeline. CDL Divine secured the first Woodlands Drive 17 EC parcel for S$360.899 million in August 2025, equivalent to about S$782 psf per plot ratio. The 99-year site is expected to yield around 420 homes and sits within practical walking distance of Woodlands South MRT on the Thomson-East Coast Line.

The location gives the project a clear advantage over many ECs that depend on buses or LRT. Woodlands Health, the Regional Centre and the future cross-border transport ecosystem add a second layer of demand beyond the immediate HDB upgrader pool.

Sean’s early take: Wynwood Grand is one of the more compelling north-side ECs for own stay because the MRT advantage is real today. The investment case is also credible over a long horizon, but buyers must compare it directly with the adjacent Sim Lian Woodlands Drive 17 EC because both projects will target similar households.

What is confirmed?

HDB awarded the first Woodlands Drive 17 EC site to CDL Divine after a five-bid tender. The site measures about 25,207.2 sq m with a maximum GFA of 42,853 sq m and an estimated yield of around 420 homes.

CDL’s S$360.899 million top bid works out to approximately S$782 psf ppr. At the time of tender it set a new EC land benchmark, narrowly ahead of the second-highest bid.

Current market information identifies the project as Wynwood Grand. Full official floor plans, launch prices and final unit distribution should still be checked against the developer’s sales material when released.

Woodlands South MRT is the key advantage

The site is within a short walk of Woodlands South MRT on the Thomson-East Coast Line. This gives residents direct access toward Lentor, Upper Thomson, Orchard, Marina Bay and the east without requiring a bus transfer.

For owner-occupiers, that convenience can materially improve daily life. For future resale, the MRT story is simple and durable. A buyer years later can understand the location immediately.

The exact project entrance and tower positions will still matter. A five-minute boundary-to-station estimate can become longer depending on internal walking distance, crossings and gate location.

Woodlands Health and Regional Centre strengthen the long-term story

Woodlands Health is nearby, while Woodlands Regional Centre is planned as a major employment and commercial hub in the north. These are useful demand drivers because they can increase the number of households that prefer living and working within the northern region.

The Johor Bahru-Singapore Rapid Transit System Link adds another layer to Woodlands’ transformation, but buyers should avoid treating it as a guaranteed price catalyst. The project’s core case should still work on MRT access, local amenities and upgrader demand even without speculative cross-border assumptions.

The adjacent Sim Lian EC changes the buying strategy

The biggest competitive factor is the second Woodlands Drive 17 EC parcel beside Wynwood Grand. Sim Lian secured that larger site later at around S$794 psf ppr and is expected to develop roughly 560 homes.

Buyers will therefore have two neighbouring EC options with almost identical macro-location advantages. This is good for comparison but increases future resale competition.

I would compare total quantum, site planning, walking route to Woodlands South MRT, unit efficiency, facility scale and stack orientation rather than simply choosing the project that launches first.

Strengths of Wynwood Grand

1. MRT accessibility. Woodlands South MRT is already operational.

2. Mature upgrader catchment. Woodlands has a large HDB population and established amenities.

3. Regional growth drivers. Woodlands Health and the Regional Centre support long-term demand.

4. CDL track record. The developer has extensive private and EC experience.

5. Moderate project scale. Around 420 homes can provide full facilities without becoming overly large.

Weaknesses and risks

1. High EC land cost. S$782 psf ppr increases pressure on launch pricing.

2. Direct neighbouring competition. The Sim Lian EC will compete for both launch buyers and future resale demand.

3. EC eligibility and occupation rules. Buyers must be comfortable with prevailing conditions.

4. Northern supply pipeline. Woodlands, Yishun, Sembawang and Bukit Panjang will all offer new EC choices.

5. Large future resale cluster. Nearly 1,000 homes across the two adjacent parcels can create price competition later.

Own-stay analysis

Wynwood Grand is particularly compelling for Woodlands HDB upgraders. Families can remain near parents, schools and familiar amenities while moving into a private-condo environment.

The MRT proximity is a major quality-of-life benefit for households with daily commuters. Families should also assess the route to Causeway Point, Woodlands Health, schools and regional amenities.

Use the property affordability calculator as a first screen, then verify current EC eligibility and financing rules before booking.

Long-term resale perspective

After EC restrictions are satisfied, Wynwood Grand should benefit from its MRT location and broader Woodlands growth story. But sellers will compete with many similar units across the adjacent EC cluster.

The best defence is buying a unit with broad family appeal and a clear physical advantage. Efficient layouts, good privacy and convenient access will matter more than launch-day marketing labels.

Who should shortlist Wynwood Grand?

It should appeal to eligible Woodlands and north-side HDB upgraders, households that rely on MRT and buyers who want a long-term home near regional growth drivers.

It may be less suitable for buyers who need immediate occupation, dislike EC restrictions or prefer a less competitive resale environment.

Sean’s final early verdict

Wynwood Grand has one of the strongest practical EC locations in the northern pipeline because the biggest advantage—Woodlands South MRT—is already operating. The project does not need a speculative story to justify interest.

The key is price discipline and comparison with the adjacent Sim Lian EC. I would not choose based on branding alone. The better exact unit at the better total quantum should win.

My current positioning: strong own-stay EC candidate, good long-term resale potential and especially attractive to Woodlands upgraders.

Review the latest Wynwood Grand project page, use the new-launch buyer checklist and compare new launch versus resale. Verify current EC rules, floor plans and launch pricing before committing.
