One Chuan Grove Launch Day Checklist 2026: Price, Stack, Floor Plan & Booking Questions

One Chuan Grove launch day: prepare before the queue starts

One Chuan Grove will attract attention because of Lorong Chuan MRT, the combined two-parcel site and the established Serangoon catchment. Launch day is when buyers need to move from project-level excitement to exact unit-level decisions. The objective is not simply to secure a unit; it is to secure one that still makes sense after price, layout, orientation and future resale competition are considered together.

1. Confirm the exact official price

Use the current developer price list for the actual stack and floor. Record the base price, stated discount and final payable amount. Do not rely on an old estimated psf or a general from-price when comparing units.

2. Compare total quantum with Chuan Park

Chuan Park is the natural benchmark. Compare similar bedroom counts, usable internal area, project age, MRT access and total quantum. A newer lease may justify some premium, but the premium should be supported by a better layout, stronger stack or a clear functional advantage.

3. Check the two-parcel site plan carefully

With 1,056 residential units indicated in the latest project information, orientation matters. Study block spacing, road exposure, MRT-side activity, internal facilities, drop-off and the relationship between the two parcels. A strong project location does not mean every stack is equally attractive.

4. Judge floor-plan efficiency

Check bedroom furniture clearance, storage, balcony size, kitchen practicality, entrance privacy, air-con ledges and corridor waste. A compact efficient unit can be better value than a larger plan with poor circulation.

5. Test the floor premium

Ask what each additional floor actually improves. Pay more when height materially changes privacy, outlook or noise. If the view and exposure barely change, a lower floor can be better value.

6. Re-run affordability

Include BSD, any applicable ABSD, legal fees, loan costs, renovation, moving and a cash reserve. Stress-test a higher mortgage rate and, for upgraders, a slower or lower sale of the existing home.

7. Keep three ranked backup units

Prepare several acceptable stacks before booking begins. If the first unit is gone, move to the next pre-approved choice rather than switching impulsively to a unit you have not analysed.

Sean’s launch-day rule

I would decide the maximum comfortable total quantum before entering the sales gallery. If the preferred One Chuan Grove unit exceeds that ceiling, I would switch unit or walk away instead of changing the financial plan to fit the showflat.
