One Chuan Grove vs Chuan Park 2026: Lorong Chuan Comparison
One Chuan Grove vs Chuan Park
One Chuan Grove, formerly known as the Chuan Grove GLS sites, and Chuan Park are the most obvious comparison for buyers targeting Lorong Chuan. Both benefit from the Circle Line and established District 19 amenities, but they differ in project timing, scale and product certainty.
MRT access is not enough to decide
Both projects can benefit from Lorong Chuan MRT, so buyers should look beyond the broad station label. Compare the exact walking route, block orientation, noise exposure and whether the selected unit faces major roads or internal activity.
Large combined site versus known project
The latest One Chuan Grove project information indicates 1,056 residential units across the combined development. That scale can support strong facilities but may create more internal resale competition. Chuan Park gives buyers a more established new-launch benchmark with known pricing, layouts and actual take-up.
Pricing
Chuan Grove’s combined land rate is around S$1,355 psf ppr. Buyers should compare the eventual price list directly against Chuan Park transactions of similar bedroom count and usable size. A newer lease can justify some premium, but not an unlimited one.
Family appeal
Both projects can attract families who value Serangoon amenities and established schools. School proximity should still be verified from current official sources and is never an admission guarantee.
Resale competition
Future buyers are likely to compare both projects together. That means unit-level differentiation matters: efficient layouts, better orientation and sensible total quantum should age better than average units bought at excessive premiums.
Sean’s Take
I would compare Chuan Grove and Chuan Park unit by unit rather than project by project. Chuan Grove should earn any premium through a better plan, newer lease or stronger stack. If the price gap is large without a clear advantage, Chuan Park becomes an important reality check.
