Hougang Central GLS Estimated Price Analysis 2026: What S$1,179 PSF PPR Could Mean
Hougang Central: a S$1.5 billion integrated-site tender
The Hougang Central mixed-use GLS site was awarded for about S$1.5 billion, equivalent to roughly S$1,179 psf ppr, to a consortium involving CapitaLand Development and the UOL/Singapore Land/Kheng Leong group, with CICT owning the commercial component. The plan includes over 800 homes and roughly 28,000 sqm of commercial space integrated with Hougang MRT, the bus interchange and a town plaza.
Planning scenarios: S$2,450, S$2,600 and S$2,750 psf
I would stress-test buyer budgets at S$2,450, S$2,600 and S$2,750 psf. These are scenario assumptions only, not official prices or forecasts.
On an 800 sq ft home, the S$300 psf difference between the low and high scenarios equals S$240,000. Total quantum should therefore be the first affordability filter.
What is the integrated premium worth?
Hougang Central has a strong convenience proposition: current North-East Line service, future Cross Island Line interchange, bus interchange, planned commercial space and town-centre integration. These are meaningful daily-use advantages.
The question is not whether they deserve any premium but whether the eventual premium remains proportionate. Compare The Florence Residences and other District 19 homes by total quantum, layout, transport, age and the future buyer pool.
Mixed-use breakeven is not a single clean formula
The residential and commercial components have different ownership and development considerations. Buyers should be cautious with simplistic calculations that add one standard construction-cost figure to land and call it the project’s exact breakeven. Use ranges and disclosed assumptions.
Large scale and busy environment
More than 800 homes can support strong facilities and transaction visibility, but an integrated transport hub can also create noise and activity. When the site plan is released, a quiet stack with efficient layout may deserve more of the project premium than one directly exposed to bus, retail or major-road movement.
Sean’s Take
Hougang Central has one of the clearest daily-convenience stories in the future District 19 pipeline. I would accept that an integrated site can command some premium, but only if the chosen unit avoids the worst noise/activity exposure and the total quantum remains competitive with other north-east alternatives.
If the project reaches the high scenario, the exact unit needs to earn that premium. The integrated label by itself is not enough.
