One Chuan Grove Location Review 2026: Lorong Chuan MRT, Serangoon Amenities & District 19 Demand
One Chuan Grove: Lorong Chuan MRT is the location anchor
One Chuan Grove, formerly known as the Chuan Grove GLS sites, sits in an established District 19 residential area around Lorong Chuan MRT on the Circle Line. The station connects toward Serangoon, Bishan, one-north and Paya Lebar, while NEX and Serangoon town amenities broaden the daily convenience catchment.
The latest project information indicates 1,056 residential units, 7 retail shops and 1 childcare centre across the two adjacent parcels, so buyers should assess both the strength of the location and the effect of project scale. These details remain subject to change until final developer materials are released.
Circle Line connectivity
The Circle Line gives access to multiple employment and interchange nodes without requiring every journey to pass through the CBD. Buyers should test the actual commute from Lorong Chuan, including transfer time, walking route and peak-hour crowding rather than relying only on a map.
Mature residential environment
The area already has established condos, landed housing, schools and neighbourhood services. That makes the location easier to assess today than a brand-new precinct. The trade-off is that future buyers will have many nearby alternatives, including newer projects, so unit selection and entry quantum matter.
Family appeal and schools
The Lorong Chuan and Serangoon area has long attracted family buyers. School proximity should still be verified through current official tools and must never be treated as an admission guarantee. Families should also map childcare, enrichment, groceries and the route to grandparents or regular caregivers.
Two parcels and many possible stack experiences
The combined scale makes tower placement important. Once the official site plan is released, compare block spacing, road exposure, MRT-side activity, surrounding buildings and the relationship between the two parcels. A good project-level location can still contain average or compromised stacks.
Comparison with Chuan Park
Chuan Park is the obvious new-launch benchmark around Lorong Chuan. Buyers should compare total quantum, layout efficiency, station access, project age at the likely resale year and the number of similar units that may compete later. One Chuan Grove does not need to be cheaper in every case, but any premium should have a clear unit-level reason.
Sean’s Take
One Chuan Grove has a strong location story, but I would not treat the two parcels or every stack as interchangeable. The comparison with Chuan Park will be especially important because future resale buyers are likely to look at both projects when judging value around Lorong Chuan.
