Bedok Rise Condo Review 2026: What Buyers Should Know Before Launch
Bedok Rise Condo: the quick verdict
Bedok Rise Condo is one of the most strategically placed east-side launches in the upcoming pipeline because the site sits beside Tanah Merah MRT and directly next to the new Sceneca Square retail component. Bellis Residential, linked to Allgreen Properties, secured the Government Land Sales parcel for S$464.8 million in December 2025. The 99-year site is expected to yield about 380 homes.
The project has three clear advantages before the final brochure is even released: real MRT connectivity, mature east-side amenities and a manageable project size. It also enters a market where several new sites are being released around Bedok and Bayshore, so buyers should not assume scarcity alone will drive future prices.
Sean’s early take: Bedok Rise is a strong own-stay candidate for buyers who want east-side convenience without depending on a future transport promise. For investors, the project can work if the entry price leaves enough room relative to Sceneca Residence, resale around Tanah Merah and the larger Bedok/Bayshore launch pipeline.
What is confirmed about the Bedok Rise GLS site?
URA awarded the Bedok Rise residential site to Bellis Residential Pte. Ltd. after a tender that closed on 27 November 2025. The site measures 20,293.6 sq m and has a maximum permissible gross floor area of 32,470 sq m. It is offered on a 99-year lease and is expected to yield around 380 residential units.
The S$464.8 million winning bid translates to about S$1,330 psf per plot ratio. That is an important benchmark because it is lower than several later suburban land rates but still high enough that buyers should expect a premium new-launch product rather than bargain pricing.
The developer has not yet released the final official project name, full unit mix or price list. Any current name such as Bedok Rise Condo or Bedok Rise Residences should therefore be treated as a working label until Allgreen announces the formal brand.
Tanah Merah MRT is the strongest project fundamental
The site fronts Tanah Merah MRT on the East-West Line, making the transport story easy to understand. Buyers can travel directly toward Bedok, Paya Lebar, Bugis, the CBD, Changi Business Park and Changi Airport. This is not a location dependent on a feeder bus or a new station planned years later.
For owner-occupiers, that can translate into meaningful time savings over a long holding period. For investors, MRT convenience is easier to explain to a future tenant than a vague transformation narrative.
The trade-off is that MRT proximity can bring track, road and pedestrian activity. Once the site plan is released, buyers should separate ‘MRT convenience’ from ‘MRT exposure’. A stack that faces rail infrastructure may need a different value assessment from one that remains quiet while still benefiting from the same station access.
Sceneca Square gives Bedok Rise an immediate amenity base
One of the strongest differences between Bedok Rise and many greenfield launches is that basic retail convenience is already present. Sceneca Square next door provides supermarket and food-and-beverage options, while Bedok Town Centre is only one MRT stop away.
That means buyers do not need to wait several years for a commercial component to mature. Bedok Mall, Heartbeat@Bedok, Bedok library, sports facilities and established food options already serve the wider area.
This matters particularly for families and right-sizers. Daily convenience often influences long-term satisfaction more than one-off showflat features. A project with good facilities inside but poor access to groceries and food outside can become frustrating; Bedok Rise starts from a stronger position.
The east-side employment and airport story
Tanah Merah sits within practical reach of Changi Business Park, Changi Airport and Tampines Regional Centre. This broadens the potential tenant and resale audience beyond buyers working in the CBD.
However, investors should avoid the assumption that every airport or business-park worker will rent nearby. Rental demand depends on unit size, asking rent, employer housing policy and competing completed stock. Bedok Rise’s location supports a plausible tenant pool, but the entry price still determines whether the yield makes sense.
For own-stay households employed in the east, the location can be even more valuable because the commute saving is direct and recurring rather than speculative.
Strengths of Bedok Rise Condo
1. MRT adjacency. Tanah Merah MRT is an established East-West Line station with direct access to multiple employment and lifestyle nodes.
2. Mature neighbourhood. Bedok and Tanah Merah already have schools, food, retail, healthcare and recreation.
3. Manageable project scale. Around 380 homes is large enough for a full condominium environment but smaller than many mega projects.
4. Retail next door. Sceneca Square reduces the need to travel for basic daily necessities.
5. Strong east-side upgrader pool. Bedok, Tampines and surrounding HDB estates create a deep local buyer base familiar with the area.
6. Allgreen track record. Buyers may take comfort from an established developer with a long Singapore residential history.
Weaknesses and risks
1. New east-side supply is substantial. Bedok Rise will compete with future projects from New Upper Changi Road, Bayshore and other east-region sites.
2. 99-year tenure. Buyers comparing with older freehold east-side resale homes should include tenure in the long-term value discussion.
3. MRT and road exposure are stack-sensitive. Convenience can come with noise or activity for certain orientations.
4. Launch premium risk. A strong location can encourage aggressive pricing, and buyers should not overpay simply because the station is close.
5. Competition from Sceneca Residence. A neighbouring completed or earlier-launched project gives future buyers and tenants another reference point.
Own-stay analysis
Bedok Rise looks particularly strong for households already based in the east. HDB upgraders from Bedok, Tampines, Simei and Pasir Ris can remain close to family networks while moving into a new private condominium.
For families, the project should be assessed around the actual daily routine: school route, supermarket, MRT journey, drive to work and weekend recreation. East Coast Park, Bedok Reservoir and established town facilities broaden the lifestyle options beyond the project itself.
When floor plans are released, I would prioritise efficient family layouts over headline psf. A 3-bedroom with good storage, sensible bedroom sizes and a useful kitchen may provide better long-term value than a slightly cheaper but compressed unit.
Use the property affordability calculator before selecting a stack. The correct project is only useful if the financing remains comfortable after stamp duties, renovation and contingency.
Investment analysis
For investment, Bedok Rise has clear demand drivers but also meaningful competition. Tanah Merah MRT and east-side employment support rental demand, while the surrounding HDB population provides a future resale pool. The challenge is that several new projects will enter the east over the next few years.
I would favour unit types with broad appeal and manageable quantum rather than paying a large premium for an unusual layout. Investors should compare actual rents at Sceneca Residence and nearby condos rather than relying on future estimated rents.
Supply around Bayshore and Bedok can improve the overall district but can also create more choices for tenants and future buyers. This makes entry price especially important.
How Bedok Rise compares with Sceneca Residence
Sceneca Residence is the obvious benchmark because it is integrated with Tanah Merah MRT and has already established price and rental evidence. Bedok Rise can compete through a newer lease commencement, potentially different unit planning and its direct relationship with Sceneca Square.
Buyers should compare total quantum, actual walking route, unit efficiency, facility scale and stack quality. If Bedok Rise asks a large premium simply because it is newer, Sceneca may remain compelling. If the premium is modest and the preferred unit is clearly better, the newer project can make more sense.
Who should shortlist Bedok Rise?
It should appeal to east-side owner-occupiers, HDB upgraders, buyers who use the East-West Line and investors seeking a proven transport node rather than a future one. It may be less suitable for buyers who strongly prefer freehold tenure or who believe upcoming east-side supply will create better entry opportunities later.
Sean’s final early verdict
Bedok Rise has one of the easiest location stories in the 2026–2027 pipeline: established MRT, established town, existing retail and a manageable project size. Those are fundamentals a future buyer can understand immediately.
The decision therefore comes down to price and unit selection. I would not chase the launch simply because the site is near Tanah Merah MRT. I would compare the exact unit with Sceneca Residence, nearby resale and the next wave of Bedok/Bayshore projects.
My current positioning: strong own-stay candidate, good investment potential if the entry price is disciplined, and especially relevant to buyers who already live or work in the east.
