Bukit Timah Road Condo Floor Plan & Unit Mix Guide 2026
At premium pricing, every square foot needs to work
Bukit Timah Road Condo starts from a high land-cost base, so layout efficiency will be especially important. Official floor plans and unit sizes should be checked from the developer when released, but buyers can already define the standards they will use.
Watch wasted circulation
A long corridor or oversized foyer can represent meaningful cost at premium psf levels. Compare how much of the strata area is devoted to usable bedrooms, living, dining, kitchen and storage rather than circulation.
Privacy in a compact city-fringe site
Check the entrance relationship to neighbouring units, bedroom windows, balcony outlook and the distance to nearby buildings. Centrality is valuable, but privacy can vary significantly between stacks.
Kitchen and service areas
For larger units, a practical enclosed kitchen, service yard and storage can matter more than luxury finishes. For smaller units, efficient open-kitchen planning may be acceptable if ventilation and appliance placement are sensible.
Bedroom function
Measure whether secondary bedrooms can take standard furniture. At higher total quanta, buyers should be cautious about paying for a nominal 3-bedroom or 4-bedroom configuration where the rooms feel too compressed for long-term family use.
Balcony value
Outdoor space can be useful in a central setting, but the balcony should have sufficient depth and a meaningful outlook. A narrow balcony that adds strata area without real function can reduce value efficiency.
Sean’s Take
At this project, I would be stricter than usual about space efficiency because the land basis already points to premium pricing. A clean, private layout with little wasted area can justify more of the city-fringe premium than a larger but inefficient plan.
