The final official unit mix and floor plans should be verified from developer material when released. Buyers can still prepare now by deciding what makes a layout practical for their own-stay or investment objective.
Efficiency matters more than the brochure name
Two units called “2-bedroom” can function very differently. Compare usable living width, bedroom sizes, corridor waste, balcony depth, kitchen layout and storage. For a family purchase, think several years ahead rather than only about the first year of occupation.
Mixed-use exposure
Because the development includes first-storey commercial space, examine which stacks may sit above or close to retail, loading and service areas. A convenient location within the project can also bring more activity, so orientation should be read together with the floor plan.
Ventilation and greenery
The Springleaf setting makes ventilation and green outlook potentially important. Once plans are published, identify window positions, cross-ventilation opportunities and whether larger balconies genuinely enhance the nature-facing experience or simply increase strata area.
Family-sized units
For 3- and 4-bedroom buyers, check whether the dining area, kitchen, storage and service yard can handle long-term family use. Secondary bedrooms should be usable for children, parents or work-from-home needs rather than functioning only as compact sleeping rooms.
Investor-sized units
For compact units, prioritise low total quantum, efficient rectangular rooms, sufficient storage and easy furniture placement. Avoid paying a large premium for a feature that is difficult for a future tenant or resale buyer to value.

For this project, I would look for a layout that captures the Springleaf MRT and green-location benefits without sitting too close to commercial or traffic activity. A simple efficient plan can be more valuable than a larger unit with awkward circulation.
