The Serra Residences Preview: Freehold Novena Homes from S$3,120 PSF

The Serra Residences Preview: Freehold Novena Homes from S$3,120 PSF

Updated 8 October 2026 · Original analysis by Sean See

The Serra Residences now has an announced guide price. Far East Organization’s 2 October release states prices from S$3,120 psf, with a 710 sq ft two-bedroom with study starting from S$2.22 million. This update replaces the earlier S$2,900–S$3,300 psf budgeting scenarios in this article; those scenarios should no longer be treated as current launch guidance.

Confirmed preview information

  • Developer announcement: Far East Organization, 2 October 2026.
  • Development: 133 freehold homes in a 28-storey tower at Bassein Road, District 11.
  • Unit range: two-bedroom with study through five-bedroom premium homes, including two penthouses.
  • Public preview: from 2 October 2026; sales launch scheduled for Friday, 16 October.
  • Expected TOP: Q4 2030, subject to the project’s actual completion.

The announced starting price is a guide, rather than a quotation for every unit. Obtain the current price list and written stack-level information; do not apply the minimum psf rate across the whole unit mix.

How to interpret the S$2.22 million entry example

The smallest announced example gives buyers a concrete starting point for the total purchase budget. It does not establish the prices of larger formats, higher floors or private-lift homes. Those require their own quotations.

Compare the two-bedroom with study against alternatives at a similar total commitment. A larger resale apartment may offer more internal space, while a new launch may offer a different specification and occupation timeline. Add renovation and the cost of waiting for completion so that the comparison is consistent.

Inspect what the study contributes. Mark a desk, chair clearance, storage and any door on the floor plan. If it is intended for regular work, test privacy and practical usability instead of counting it as an extra bedroom.

Assess the premium for freehold tenure

Freehold tenure can matter to a household planning a long ownership period. It should still be valued alongside the property’s price, location, condition and functional layout.

A useful comparison includes a newer freehold resale home, an older and potentially larger freehold home, and a leasehold alternative that serves the same daily needs. Record the total cost and the compromise involved in each option.

Sean’s view: a tenure premium is easier to evaluate when its cost is visible. Decide how much long-term ownership flexibility matters to your household before choosing a higher-priced unit. Freehold tenure does not guarantee a particular resale result.

Family layouts deserve a separate review

A larger unit is valuable when the added area solves a specific household need. Check bedroom widths, dining clearance, storage, kitchen function and the separation between work and family activities.

For buyers considering private-lift or premium formats, inspect the full arrival arrangement and the position within the tower. Ask which features you will use regularly and which simply make a stronger first impression. The additional payment should fit the practical brief.

Compare each exact layout with a similarly sized alternative, rather than using the entry-level two-bedroom example as the price anchor for the entire development.

Novena convenience and unit position

Use the project’s location as a starting point for a real journey check. Walk the routes to transport, groceries and any regular destinations at the times you expect to use them. A map label does not reveal the experience of crossings, gradients or peak-hour movement.

Then locate the selected stack relative to nearby buildings, roads and communal facilities. Check outlook, privacy and possible noise exposure. The same development can offer different daily living conditions from one position to another.

For families using school access as part of the brief, verify the exact address and applicable MOE registration rules. Do not treat proximity as an admission guarantee.

Plan around the expected completion period

The Q4 2030 TOP expectation matters to a household that currently rents or owns another home. Build a timeline for the next purchase payments, existing accommodation, furnishing and eventual move. Allow flexibility for a completion date that may change.

For an upgrader, include a conservative sale-price scenario for the current home and any period with overlapping commitments. A project’s attractive entry example is only useful when the full funding plan works.

Use the affordability calculator to organise the budget, then confirm loan capacity and payment requirements with the lender and relevant professionals.

What to obtain before the sales launch

  • The current unit-specific price and balance-unit information.
  • The approved floor plan and site plan for the shortlisted stack.
  • Specifications, estimated maintenance charges and the payment schedule.
  • The current expected completion information and transaction documents.
  • A comparison with at least two alternatives at a similar total budget.

Preview time is useful for collecting these answers. Set the budget and minimum layout requirements before launch-day choices narrow the discussion.
