The Serra Residences at a glance

The Serra Residences is a 133-home freehold development at 7 Bassein Road in District 11. Far East Organization’s project page identifies a Novena setting and a collection ranging from two-bedroom plus study homes to five-bedroom residences and penthouses. This guide adds verified identity and planning facts with the newly verified developer announcement and the dated published plan schedule below.

Address: 7 Bassein Road
District: D11
Tenure: Freehold
Recorded residential homes: 133
Developer: Transurban Properties Pte. Ltd.; Far East Organization

Far East Organization’s project page specifies expected vacant possession on 1 September 2031 and expected legal completion on 1 September 2034. An issued TOP date is not confirmed in this guide.

Novena location and Bassein Road access

The address is 7 Bassein Road, rather than a generic Newton or Bukit Timah location implied by the district label. Test the actual journey to Novena MRT, shopping and the medical precinct, including crossings and the development entrance. Far East describes a quiet enclave near the wider Novena wellness and medical hub; this does not establish the noise, privacy or commute of every stack. Visit the site and surrounding roads at the times you expect to use them.

The Serra Residences floor-plan choices

The developer describes two-bedroom with study through five-bedroom homes and penthouses, and identifies a GFA-harmonised scheme. The published thirteen-type schedule and drawings are now added below. Areas are approximate and subject to resurvey; the table describes planned homes, not released units.

Freehold tenure and purchase considerations

Freehold tenure can be a meaningful consideration for buyers choosing a longer-term home, but it does not determine purchase value by itself. Compare the asking quantum, usable area, maintenance, building scale and daily route against leasehold alternatives. The development has 133 planned homes; ask how the facilities and recurring contributions are allocated across the estate, and confirm the selected unit’s share value rather than assuming that a smaller development costs less to maintain.

The Serra Residences prices and launch information

Far East’s 2 October guide prices start from S$3,120 psf; 710 sq ft 2BR + Study is indicated from S$2.22M. This is an indicative announcement, not a live unit-specific quotation. Sales gallery announced at 11 Bassein Road; sales commencement scheduled for 16 October 2026. A scheduled date is not confirmation of an individual booking slot. Current released stock and actual unit quotations remain unverified.

Compare District 11 addresses carefully

Dunearn House offers a Bukit Timah and Sixth Avenue MRT context on a 99-year lease; The Serra Residences offers a freehold Bassein Road and Novena context. Those are different daily-use propositions despite sharing District 11. Compare actual travel, layout and price before choosing on tenure alone. If schools matter, verify the exact official address-distance category and admission conditions; this guide does not assert a primary-school 1 km entitlement.

Shortlist The Serra Residences with a complete purchase budget

Use the existing affordability calculator to compare cash, eligible CPF, duties, monthly borrowing and progressive-payment planning for the exact quoted unit. Include maintenance, legal fees and a contingency for moving or interim housing. A calculator result is a planning estimate; confirm bank approval and the developer’s payment schedule before committing.

Sean See’s Analysis: 5 Things I Would Look At Before Buying The Serra Residences

The five observations below are Sean See’s buyer analysis and preferences, not developer promises, a valuation, or a forecast of investment returns.

A genuinely small freehold estate has a cost trade-off
133 homes make Serra materially smaller than Dunearn House or a large integrated development. I would value the smaller community and freehold tenure for long-term own stay, while asking how lifts, a pool and other shared facilities are funded by this owner base. A smaller estate is not automatically cheaper to maintain; the selected share value and current budget are still unverified.
The bedroom label is unusually important here
The published plan set has a 764 sq ft C1 three-bedroom and a 958 sq ft D1 four-bedroom, alongside more generous C2/C3 and Summit formats. I would never shortlist by bedroom count alone. For a family, the 893–904 sq ft three-bedroom or a suitable larger Summit home deserves a real furniture comparison before selecting the smallest nominal family type.
The two-bedroom study has a clear work-space use case
The B1 drawing shows bedrooms on opposite sides of the living area, a kitchen near the entry and a study beside the dining/common-bath zone. I would like that for two adults working from home if the desk’s privacy works, but would not sell it as a third bedroom. Only 39 two-bedroom study homes are planned, a different concentration from Dunearn’s compact mix.
The 22 private-lift homes serve a niche own-stay buyer
The developer announces 22 private-lift homes, including two penthouses; the published schedule has ten D4 and ten E homes plus PH1/PH2. I would pay for private arrival when it benefits my household, not simply for scarcity. Penthouse drawings show extensive entertaining/service space and balconies, which increase useful choices and upkeep obligations as well as total cost.
My conclusion separates freehold lifestyle from rental maths
I would favour Serra for a patient freehold own-stay buyer who wants the Novena setting and a workable family layout. For investment, I would test the indicative S$2.22M two-bedroom-study entry against actual Novena/Newton rents and recurring costs. Pullman Residences and Royalgreen are useful freehold budget checks; Dunearn is a leasehold Sixth Avenue alternative, not an adjacent Novena address. The developer’s S$3,120 psf guide alone does not prove a value discount.

Sean’s conclusion: My explicit preference is freehold own stay, particularly a workable C2/C3 or larger household plan. An investment purchase needs a net-rent case at the indicative entry price; the medical-hub story is not enough.

The Serra Residences location, MRT and neighbourhood context

Far East identifies 7 Bassein Road and describes an eight-minute walk to Novena MRT: a developer-stated estimate, not an independent route measurement or a direct-link claim. The medical/HealthCity Novena setting is relevant to commuting and tenant profiling, but it does not guarantee medical-professional demand or rent. Expected TOP in Q4 2030 in the press release is a target; the project disclaimer separately states expected vacant possession on 1 September 2031 and legal completion on 1 September 2034.

The Serra Residences floor-plan review: who each layout suits

Read this analysis alongside the actual drawings below. Stated areas come from the identified project schedules; room clearances, kitchen enclosure, balcony allocation and storage depend on the chosen drawing. No unverified room measurements or universal efficiency percentages are asserted.

Major layout	Published size	Buyer / resale audience	Usability and efficiency	Kitchen, storage, balcony and trade-offs
B1 / B1a / B2 2BR + Study	710 / 710 / 721 sq ft	Couple or small household needing a work zone.	B1’s drawing separates the bedrooms across the living area and places a study beside the dining zone; a compact circulation layout, with work privacy to test.	Entry-side kitchen, bedroom wardrobes and a living balcony are drawn. Confirm cooking separation and storage needs; study is not a verified third bedroom.
C1 / C2 / C3 3BR	764 / 893 / 904 sq ft	Family; I would first compare C2/C3 for everyday room usability.	C2’s drawing shows three bedrooms, two bathrooms and living/dining space leading to a balcony. C1 has significantly less nominal area for the same bedroom count.	C2 places the kitchen near the entrance. Check dining circulation, cooking enclosure and daily storage; furniture symbols do not prove final clearances.
D1 / D2 / D3 4BR variants	958 / 1,216 / 1,335 sq ft	Larger family or an extra work/guest room.	A 958 sq ft four-bedroom is a compact-room proposition; D2 and D3 have materially more area, with D3 adding a study.	Read the actual kitchen/service/storage arrangement and bedroom furnishings. Do not infer private lift for these types from the Summit collection alone.
D4 / E private lift	1,528 / 1,755 sq ft	Privacy-led larger households.	Ten homes per type in the published schedule, with private arrival. D4/E should be chosen for useful room and service space rather than rarity alone.	Higher quantum and a narrower resale audience; confirm maintenance/share values and exact lift-lobby area treatment.
PH1 / PH2 private lift	2,648 / 2,669 sq ft in drawings published 3 October	Multi-generation/trophy own stay.	The updated drawings show private lift, wet kitchen, pantry/service areas and two balconies. PH1 includes a study; PH2 has a different room/service arrangement.	Areas are approximate and subject to resurvey. The plan disclaimers exclude AC/RC ledges and show non-strata private lift; balcony-screen installation is separately borne by the purchaser.

The Serra Residences compared with nearby alternatives

The comparisons below are Sean’s shortlist analysis. A planned home count is not stock available for sale. Current competitor unit quotations and a matched transacted PSF range have not been independently verified in this review; no undated launch price is presented as a current offer.

Alternative	Tenure / project scale	Location / MRT	Age / purchase stage	Size / total quantum / PSF comparison	Own stay / investment trade-off
Pullman Residences	Freehold · 340 homes	Dunearn Road / Newton setting; not Sixth Avenue	Established completed/resale alternative; actual unit condition to inspect	Compare a usable 2BR/family resale plan and total quote	Branded freehold counterpoint; compare services/maintenance rather than assume the brand adds yield
Royalgreen	Freehold · 285 homes	Anamalai Avenue / Bukit Timah; different daily journey from Novena	Established completed/resale alternative	Useful total-budget/freehold check; match furnishing capacity and renovation cost	Family-tenure alternative, not an adjacent Novena project
Dunearn House	99-year · 380 homes	Sixth Avenue / Turf City-area setting, not adjacent Novena	Post-launch new-build; construction wait applies	527–678 sq ft 2BR variants versus Serra’s 710–721 sq ft study homes	Different transport/tenure/supply proposition; choose the household routine first

Maintenance and holding-cost considerations

For Serra, shared facilities are spread across 133 homes. Confirm private-lift/large-home share values and balcony-screen costs against the current sales documents; a small estate does not imply low fees.

For an investment, deduct vacancy, property tax, maintenance, letting costs, repairs and finance from rental income. No current rent, occupancy or guaranteed net yield is stated here. For own stay, include construction-wait/interim housing and the cost of adapting the chosen layout.
